JOB DESCRIPTION:          PROJECT MANAGER

                                               

Position Status:               Full-Time, Salaried, and At Will.

 

Position Responsibilities:

The Project Manager is responsible for leading projects through all phases of design and construction, ensuring successful delivery of high-quality engineering solutions for data centers, commercial buildings, industrial facilities, and mission-critical environments. This role oversees project scope, schedule, budget, contracts, and multidisciplinary coordination across mechanical, electrical, and low-voltage systems. The Project Manager acts as the primary point of contact for clients, consultants, and construction partners, ensuring alignment, communication, and excellence throughout the project lifecycle.

 

Key Responsibilities:

 

Project Management & Leadership

  • Lead and manage projects from concept through closeout, including planning, design, permitting, bidding, and construction.
  • Establish project scope, schedule, and budget (fees), ensuring alignment with client expectations and contractual requirements.
  • Facilitate project kick-off, design reviews, and coordination meetings with internal teams and external stakeholders.
  • Manage project documentation, deliverables, and communication across all phases.
  • Oversee the performance of engineers, designers, and subconsultants to ensure quality and timely execution.

 

Design & Technical Oversight

  • Provide oversight and guidance on mechanical, electrical, and low-voltage design deliverables.
  • Review and approve drawings, specifications, calculations, and reports for technical accuracy and constructability.
  • Coordinate with discipline leads to ensure integration of MEP and telecom/technology systems in accordance with project requirements.
  • Support value engineering, design optimization, and system selection recommendations.

 

Construction Administration

  • Respond to contractor Requests for Information (RFIs) and review submittals, shop drawings, and product data.
  • Manage change orders, clarifications, and construction-phase modifications.
  • Conduct site visits for inspections, punch lists, progress evaluations, and quality control reviews.
  • Ensure construction aligns with approved plans, specifications, codes, and standards.

 

Scheduling & Estimating

  • Develop and maintain project schedules using internal tools and client-driven milestones.
  • Assist in estimating project costs and evaluating contractor bids during procurement.
  • Review and negotiate contractor proposals and change order requests.

 

Contract Management

  • Prepare, review, and manage contracts, amendments, and fee proposals.
  • Ensure compliance with contractual terms, deliverables, and insurance/permit requirements.
  • Monitor project financial performance, including earned value, billing status, and profitability.

 

Quality Control (QC)

  • Implement and enforce quality standards across all design and construction documents.
  • Lead internal QC reviews and ensure adherence to company processes and industry best practices.
  • Drive continuous improvement efforts in technical workflows and project delivery methods.

 

Client & Stakeholder Communication

  • Serve as primary liaison between clients, consultants, contractors, and internal teams.
  • Lead regular progress meetings and prepare meeting minutes, action items, and follow-up tasks.
  • Build strong client relationships and support business development by identifying future opportunities.

 

Permitting & Approvals

  • Oversee coordination with AHJs, utility providers, and state/local permitting agencies.
  • Ensure timely submission of documents and compliance with all regulatory requirements.

 

Job Skills and Qualifications:

  • Bachelor’s degree in Mechanical Engineering, Electrical Engineering, Construction Management, or related field.
  • 5–15+ years of experience managing MEP or mission-critical projects.
  • Demonstrated experience with project management across design and construction phases.
  • Strong understanding of mechanical, electrical, and low-voltage building systems.
  • Experience with RFIs, submittals, change orders, permitting, specifications, cost estimating, and bid evaluation.
  • Ability to lead teams, run meetings, manage schedules, and drive coordination.
  • Excellent written and verbal communication skills.

 

Preferred Qualifications:

  • PE licensure or PMP certification.
  • Experience with data centers, mission-critical facilities, and complex MEP infrastructure.
  • Proficiency with project management software (MS Project, Bluebeam, Procore, etc.).
  • Experience working in consulting engineering or construction management firms.

 

Work Environment

  • Hybrid office/field work, depending on project needs.
  • Occasional travel to client sites and construction sites.
  • Ability to conduct site walks, review installations, and attend coordination meetings.
